AVAILING BUILDING PERMIT

No person, firm or corporation, including any agency or instrumentality of the Government shall erect, construct, alter, repair, move, convert or demolish any building or structure or cause the same to be done without first obtaining a building permit from the Building Official assigned in the place where the subject building is located or the building work is to be done.

Requirements:
- Any person desiring to obtain a building permit shall file an application therefore in writing and on the prescribed form:
- Together with the accomplished application form, the following shall be submitted to the Office of the Building Official:
- In case the applicant is the registered owner of the lot,
- Certified True Copy of TCT
- Tax Declaration, and
- Current Real Property Tax Receipt
- In case the applicant is not the registered owner of the lot,
- Duly notarized copy of the Contract of Lease, or
- Duly notarized copy of Deed of Absolute Sale, or
- Duly notarized copy of the Contract of Sale
- Four (4) sets of Plans and Specifications prepared, signed and sealed:
- By a duly licensed architect or civil engineer, in case of architectural and structural plans;
- By a duly licensed sanitary engineer or master plumber, in case of plumbing or sanitary installation plans;
- By a duly licensed professional electrical engineer, in case of electrical plans;
d) By a duly licensed professional mechanical engineer, in case of mechanical plans.
- Other Requirements:
- Application Forms (Building, Sanitary/Plumbing, Electrical, Mechanical) - 4 copies
- Lot Plan with Certification of a Geodetic Engineer (GE) that the proposed building will not encroach on adjoining properties – 4 copies
- Site Development Plan indicating the setback/yard distances at the front, sides and back with perspective – 4 copies
- Bill of Materials and Cost Estimates – 4 copies
- Structural Design Computations for 2 storey and above 1 storey with attic/mezzanine/roof deck/penthouse – 2 copies
- Soil Boring Test result for 4 storey and above or 3 storey and above with attic/mezzanine/roof deck/penthouse – 2 copies
- Clearances from other government agencies exercising regulatory functions – 2 copies.
- Regulatory Agencies:
- Municipal Planning and Development Office – for zoning and land use of all types of buildings/structures
- Bureau of Fire Protection – for all types of buildings/structures
- Department of Environment and Natural Resources – for all commercial and industrial buildings
- Energy Regulatory Board – for Gasoline Stations
- Philippine Tourism Authority – for Tourist Oriented Projects

a) Show the order of payment to the revenue collector at the Municipal Treasurer’s Office and pay the required fees. Wait for official receipt.
